We may have the most affordable real estate prices and value in our state, which is attracting retirees as well as professionals and families relocating to our state. Even residents in other parts of Florida are moving to Citrus County (a term called “internal migration”) to in many cases escape the congestion of big cities and their suburbs, as well as due to our lower real estate prices and cost of living.

- We are known for our clear rivers and tributaries, an abundance of state-owned parks, elite to value-based golf courses, horse trails, biking, and more, and for having fun in the Gulf of Mexico. Although we have a very small beach, we are within an hour to white-sand Clearwater Beach and others beaches which are continually rated as some of the most beautiful in the world, are just south of us.
While we are 65 miles from Tampa, the Suncoast Parkway, which ends at Crystal River, gives us a no-stop-light 70 mph drive to Tampa International Airport, Raymond James Stadium (home of the NFL football Buccaneers), Downtown Tampa, and two premier shopping malls. It’s an easy drive to “the city!”

A realtor here for almost 22 years, (also with her horse, Chance, above) knows Citrus County intimately – what areas are growing and which may suit your needs. From Cape Cod, Massachusetts, Debbie moved to Florida to help her mother run a clothing company. After her mom passed away, she sold the company. Debbie and her husband Johnnie have been in our area since 1991. They have no kids but 2 dogs, Bull and Dozer and 6 horses. Debbie is a very active horseperson and attends and competes in shows and competitions. She points to the many quaint townships in our area and the abundance of outdoor activities, golfing and fishing, as examples of what makes Citrus County charming. Debbie’s favorite time of the year is winter, when the mornings are crisp, but it warms up into the 70s in the afternoon with little humidity.

Black Diamond Ranch: Simply the most exclusive Golf and Country Club on the Nature Coast and rivals any in Tampa and Orlando. Black Diamond Ranch boasts 45 holes of premier golf, including the nationally famous “Quarry Course,” a perennial Top 100 in the nation by Golf Digest. Equity memberships are $70,000. A tennis facility and 28,000 square foot Clubhouse are in property. Black Diamond Ranch has more than 500 members. You do not need to purchase a membership to live in the gated community.
